House Clearance Services

John Taylors have developed one of the most successful auction rooms in the region with our hammer prices regularly reported in the national trade press. Many of our sale items come from house clearances and part of the success of the auction rooms is the high level of service provided to these clients. We are fundamentally a family business and take pride in the professional but personal service we give. House clearances often involve not just personal possessions but many memories and so require a particularly sensitive approach.

We work closely with local solicitors and private individuals who may be required to clear the house of a relative as part of a deceased estate, or just as frequently, those moving into residential care. Often clearances are carried out on behalf of relatives or solicitors who live a significant distance from the property. They instruct John Taylors to coordinate the full clearance and sale of the property and its contents. This often involves probate valuations. We also provide clearance services for many people who are downsizing or who are simply moving house and need to dispose of surplus items.

Assessment Visit
Before taking on a house clearance, a member of our auction rooms will visit the property and discuss with you the level of clearance required, the costs involved, any special instructions or disposal issues.

Expert Advice & A Sensitive Approach
When using John Taylors one of our team of valuers will assist in the clearance to ensure that all items of value are identified for sale and, since many items may be of more sentimental than monetary value, they are handled with equal sensitivity.

Commission Based service
As an auction house we work on a commission basis with the aim of achieving the best price for saleable items on your behalf. Charges for packing, removal and disposal can then be deducted from the proceeds of the auction.

Handling of Disposal Issues
Regulations are increasing on waste disposal and requirements for the sorting of waste prior to disposal. The disposal of non-compliant furnishings, fridges and freezers has to be arranged. Security shredding can also be arranged as a precaution against identity theft. We also work with local charities who can take items that would be un-saleable at auction.

Auction Services
At our auction rooms we sell fine art, antiques and collectables which are fully catalogued and marketed but we also sell household items from our house clearances, so items will be entered into an appropriate sale until all items have been sold. See our Selling at Auction pages for more details

Property Services
Many clearances are carried out in conjunction with our estate agency offices in Louth and Market Rasen. Properties may be prepared for sale, sometimes by auction or for letting. We can handle the whole process from start to finish.
