Location
Louth is a historic market town situated some 25 miles west of the city of Lincoln and some 16 miles south of the town of Grimsby and has a population of approximately 20,000.The town is a popular place in which to live with its mixture of national and independent retailers. Eastfield Road is predominantly residential area but with some commercial uses and services such as the town's Police and Fire Station close-by and a number of local amenities such as supermarkets, schools, leisure centre within easy driving distance.

Property
The property comprises a regular rectangular shaped site with an area or approximately 0.5 acres and has a frontage width of approximately 29 metres and a depth of around 62m.The original building on the site is a large detached former Georgian villa house of solid brick construction under a pitched and slate tiled roof and having had a later cement render finish applied. Its former brick built coach house still occupies the rear of the site. In recent decades the house has been used as offices for a local electronics company. At the side and rear of the former house are large 20th century asbestos sheeted clad workshops which occupy the majority of the site.

Planning
The site does not currently have planning permission for an alternative use and the buildings on the site are not listed nor is the site within the town's Conversation Area. The local planning authority have indicated in a pre-application email enquiry that the principle of housing on the site could be supported, subject to a specialist assessment of the original buildings as to whether they are of heritage importance which may lead to a requirement that they are retained and converted as part of the scheme.
